Redevelopment Update

In August 2007 the formal redevelopment application was presented to Seminole County staff by the Sabal Point project team. A Detailed Site Plan for the sites presented to the DRC (Development Review Committee) and detail of the proposed redevelopment areas are posted on the website. Javier Omana with CPH Engineers is responsible for answering any questions by staff as well as providing any supplemental information for the proposed plan. The amendment to the PUD includes a new master plan, impact assessments, and a revised developer agreement. This county process will also review concurrency issues for the plan to include but not be limited to some of the more publicly asked questions regarding water, sewer, traffic and school capacity impacts.

On October 24th, the Sabal Point project team had their required meeting with the DRC. This meeting really marks the start of the process of review by Seminole County. Other interested parties in attendance were Sabal Point HOA president, the CEO from Village on the Green, and other members of the community.

This meeting (which includes a staff member from every department that will review this plan) is to provide a group platform to review the staff comments and asked for any additional staff clarification on the issues and concerns with any of the details of the submittal. The staff concerns at this meeting did not include any substantial comments, however they do require clarification of some items and acknowledgement of others. CPH Engineer’s, Javier Omana, has scheduled various meetings with county staff members assigned to this project to review these items in question and provide any further documentation. Seminole County staff has indicated that the project will likely be placed on the January 2008 Planning and Zoning Board agenda, and then going to the Board of County Commissioners in February or March 2008.

There have been no changes or alterations to either the proposed detailed site plan or the proposed golf course design plan since the last update. The course plays to a par rating of 70 and a length of 5,891 yards. You can view the course plan by clicking on this link Course Design Plan.

The Sabal Point project team will be hosting another round of community updates at the Sabal Point Clubhouse on December 12 and 13 at 6:00 P.M. both evenings. The meetings will be similar to the town hall/community meetings that the team hosted several times previously at the local church. The entire development team will be attending both meetings and will address as many of your concerns as possible. While we know we will not be able to make everyone happy, our main goal remains to produce a plan that provides for the least amount of impact to the local community while being able to establish a sound business model that the community can support.
